Tenant Is Habitually Late- Anything We Can Do? We are a family that rents out our starter home due to the depressed housing market. We still live in the same neighborhood and take good care of both of our properties.
Our rental is not for income, we actually come out a few hundred behind its payment each month and rely heavily on the rental payment to make ends meet. This is our third renter and the first with regular problems.
This renter did not start off well. After paying her deposit she bounced the check for the first month’s rent. She had a lot of reasons and is going through a divorce and custody battle, so we gave her the benefit of the doubt. She eventually paid the full rent in cash about 15 days late. The next couple of months were fine, but she has gotten a little later each month since. Our contract states that a $20 late fee is due after the 5th day late.
This month the rent was due on the first and she just came by to pay the night of the 4th after about 5 texts and three emails from me, no responses from her. There are always lots of long, drawn out and dramatic stories of what caused the rent to be late. I am too much of a softy and I think she is taking advantage of that and seems to be trying to push how far we will let her go from the 1st.
We’ve also found that our town water bill was incorrect. After we talked to the office and our renter we discovered that the town applied the bill to the wrong address, but that the renter never thought to let us know when the town said that she owed nothing (since the payment for our house went to hers instead.) This led to some real complications and mystery solving on our end as we tried to figure out what went wrong. Any suggestions? Her contract is until March 2014, so I’d love to draw a line and get this settled now.

You can turn off the new Conversation feature so that your messages are no longer grouped together.

The default sort for Yahoo mail is by date newest to oldest. To go to the last email in a folder you can reverse the sort order to oldest to newest.

Check your settings by putting your cursor on the gear icon and then clicking on Settings. Click on Viewing email and check your setting for “After moving a message”. There are two options.

If the new full version of Yahoo mail isn’t for you, you should check out Yahoo Basic. Your email is displayed in page view (25 emails per page) and you have the standard First page, Next page, Previous page, and Last page controls.

When you contacts were converted to the new version some of them may have been corrupted in the conversion process. The easiest way to correct this is to delete the contact and recreate it.

If you’re in the market for a new email provider because you don’t like either the full version or Yahoo Basic, I’m told that Inbox.com looks and works much like Yahoo Classic. If you don’t like that one there are a dozen more listed in the article below that you can try. You’re bound to like one more than you like the new Yahoo mail.
