    Landlord Died, Building Foreclosed, Haven’t Paid Rent In Months, Building In Bad Shape, HELP!!? Okay so this is a little complicated but here goes…..I live in the Midwest and when we first moved in to our apartment we were told by the new manager (the owner’s daughter) that the landlord had just died. We paid rent to her for about a year until the building finally went into foreclosure and actually found out it was never in her name (but I don’t think that really mattered). But anyway it’s been about 6 months now and the building has just been in sort of a “limbo.” None of the public utilities have been paid but I don’t believe they can legally be shut off due to the circumstances. I actually ended up looking up the property a few months ago and found out it was going up for auction at a sheriff’s sale. I went as far as to attend the sheriff sale and was actually considering trying to buy it if the price was right. About 5 minutes into the sale our case was listed and like the previous cases it was delayed for reasons that were not specified and set to take place again the next week. I never found any information updated online and didn’t attend again for the fear of wasting even more time (for all I know the same thing happened). But now that winter is approaching I’m getting a bit nervous as to the owner situation of this building. Good thing I am handy as I fixed all 4 furnace units and Air Conditioners out of the kindness of my heart for obviously no compensation but happy neighbors. Nobody has paid rent in at least 6 months. We have got no notices. I actually have 2 of the 4 units. It is a very odd situation. I guess what I’m wondering is if anybody has any information or has been in a similar situation as this? And if you have what happened? The building is starting to fall apart in some places I fixed as much as I could but don’t want to spend a lot of money on something I don’t own. Can I potentially buy this from the bank for a dollar? Is the bank the owner? When will I be kicked out? I understand they have to give me 90 days notice as well from what I have read. PLEASE HELP!!
    I mean the daughter said no one in her family owns it. It literally is in limbo. If anything the bank would own it. Why move when I can live for free?

    Thanks! that’s a good idea! I am not sure who holds the mortgage. and yes I have basically been doing that (even though none of the other tenants to squat and watched me cut the grass and weedwhack and whatever else all summer long) but it needs like serious repairs worth way more than my rent. Probably in the 15 to 20 thousand range if a contractor were to come.

      If you know who holds the mortgage you can call the bank and ask about the status of the building. You can call the register of deeds at the county and ask about the results of the sale as well. good luck. You could ‘invest’ the rent you are not paying in making your home safe and habitable for the winter.

    I technically have no lease. It’s seriously 100% free legally right now from my understanding and my neighbors.
    I literally don’t even know what bank to call there was no information provided to us and nothing online
    It’s not listed by ANY realtors. I already stated that I am not legally binded into this. I cannot receive a bill for back pay and even if I did I would list the zillion things wrong with the property including a rat infestation. Believe me if anything they owe me money
    It is literally in such disarray that it IS reasonable to expect it for a dollar. One unit is inhabitable and the pipes are burst. Believe me, no investor is going to buy this for more than $10,000 and even that is pushing it by about $9,999.
