A planning application is done to gain permission from the relevant governing bodies for expanding existing buildings or constructing new ones. And if you are looking to file a planning application, but don't know, then this post is for you. Below, we look at the planning application process in brief detail.
Validation
When you first send in your planning application to the relevant authority, it will be cross checked to ensure that it is completed in full. If any information is missing, then you will be asked to fill in the details. And only when the documents are filled as per the guidelines will they be sent for processing.
Consultation
Next, consultations will be obtained from several experts on the matter pertaining to your documents. The body might also place ads in local newspapers for this purpose. All views regarding the application are expected to be received within 21 days from publishing the ad.
Assessment
A planning case officer will now visit the site mentioned in the documents. He will assess the land after considering multiple factors like the responses from consultations, planning policies and so on. The officer will also collect information specific to the site, like photographs and other such things.
Modifications
If the officer finds that the application has certain problems which can be remedied by making alterations to the application, then you will be contacted and asked to make the necessary amendments. Only when these modifications are made will the application be reconsidered by the officer. And if any large changes are made, then you may also have to repeat the consultation and assessment steps all over again.
Recommendation
Next, a recommendation will be made by the planning officer to the authority responsible for making such decisions. The authority can be anyone, from the Area Planning Committee, Division Member, Principal Planning Officer and so on. And in case a meeting is held to decide the validity of your application, you will be required to arrive at a venue and contest with the objectors.
Final Decision
Finally, a decision will be given by a relevant body, which in the case of homeowners is the Director of Planning. In fact, about 90% of planning applications made by householders are decided by the Director of Planning. And as far as you are concerned, this is incredibly beneficial since the director does not have to consult with any committee to decide on your application.
This essentially speeds up the entire application process. And in the rare case that your application is sent to a committee, they will only mostly look into whether your proposed construction affects the surrounding regions in any negative way or not. And as long as the intended development does no harm to the infrastructure and environment around it, you should be able to get the decision in your favor.
While submitting the planning application, you also need to submit the right maps, detailing things like the areas which are to be developed and so on. And for getting accurate maps, you can use the Promap service, which is well known to provide quick access to ordnance survey maps.
